West Chester Township has adopted a revised temporary development moratorium within portions of the Cincinnati-Dayton Road and State Route 747 corridor to allow time for a comprehensive corridor planning study while ensuring existing businesses can continue to invest in and improve their properties.
The updated moratorium applies to new buildings and building additions or expansions greater than 60 percent of an existing principal structure within the designated corridor. It does not apply to zoning applications submitted prior to the effective date of the resolution, approved zoning certificates, or most improvements to existing buildings. Permitted activities include tenant finishes and fit-outs, signage, fencing, temporary tents, cell tower alterations, and building additions of up to 60 percent when directly connected to the principal structure and compliant with zoning standards.
The moratorium was adopted on Dec. 2, 2025, and will remain in effect through Oct. 16, 2026. Beckett Park West parcels are excluded from the moratorium.

The purpose of the temporary pause is to allow West Chester Township, in coordination with relevant agencies, to complete a comprehensive planning study of the Cincinnati-Dayton 747 Corridor. The study will evaluate land use, traffic circulation, infrastructure capacity, environmental considerations, and future development impacts to help guide long-term decision-making.
“After the initial moratorium was adopted, we heard clearly from members of the business community who had concerns about how it could affect projects already underway or planned,” said Township Administrator Lisa Brown. “That feedback was important, and it directly informed the amendments to this resolution. The revised moratorium allows the township to move forward with a focused corridor study while minimizing disruption to existing businesses and allowing continued reinvestment.”
West Chester Township emphasized that collaboration with local businesses and stakeholders will remain central throughout the study process.
“West Chester is strongest when we work together,” Brown said. “Our businesses, regional partners, educators, and local leaders all play a role in shaping the future of this community. That collaboration helped refine this moratorium, and it will continue to guide the corridor study as we plan responsibly for the long-term success of this area.”
The Cincinnati-Dayton 747 Corridor is one of the township’s most prominent commercial gateways and represents a significant portion of its remaining developable land. With limited space available, township leaders say thoughtful planning is essential to ensure future development aligns with community goals and supports a high-quality business environment.
